Job Description

About DEVEN

DEVEN is a Real Estate Development Firm, headquartered in Orlando, FL, with an office in New York. With plans to continue expanding throughout the Southeast and broader United States, our success is dependent on our deep analytical investment approach and commitment to integrity.

Our mission is to develop, invest in, and own projects that offer superior risk-adjusted returns. We believe that a company of means with an intimate understanding of real estate can transform difficult projects into successful ventures for owners and investors, and for governmental partners as well. Our success as a developer in the private and public sectors stems from actively managing that process from start to finish, innovative structuring, and an unwavering commitment to our clients and investors. As an investor we rely on rigorous analysis, creative transactions, and the same commitment to integrity in all our dealings, and we have a long track record of success confirming that this approach works.

Job Summary

The Developer’s Representative (Project Manager) will serve as a key member of the development team, responsible for overseeing construction execution across a portfolio of real estate projects—beginning with a high-profile student housing development. This role will represent ownership in the field and with vendors, ensuring successful delivery of projects that meet budget, schedule, design, and quality standards.

While initially focused on a large-scale student housing development, the Developer’s Representative (Project Manager) will support construction activities across other active and future projects within the firm’s portfolio.

This position is ideal for someone with an entrepreneurial mindset, who subscribes to our core values of being trustworthy, curious, respectful, disciplined, and acts like an owner.

Serve as the developer’s on-site representative to monitor and manage construction progress on active projects.

Ensure project delivery aligns with design intent, construction documents, budget, and schedule.

Coordinate with construction managers, contractors, consultants, and internal development staff.

Cross-Project Coordination

Support oversight of multiple projects at various stages (pre-construction, construction, closeout).

Develop consistent reporting tools and benchmarks for schedule, budget, and quality across projects.

Assist in managing vendor relationships and tracking consultant and contractor performance portfolio-wide.

Team & Vendor Liaison

Facilitate communication between internal stakeholders, third-party consultants, and general contractors.

Review and support resolution of RFIs, change orders, and coordination issues across disciplines.

Ensure alignment of work scopes, sequencing, and critical path management among all vendors.

Budget, Schedule & Quality Control

Monitor project cost reporting, support budget tracking, and flag deviations for resolution.

Validate construction schedules and recommend adjustments to maintain milestone compliance.

Champion quality assurance processes and enforce construction best practices and safety standards.

Documentation & Closeout

Track project documentation, including meeting notes, submittals, punch lists, and turnover packages.

Manage closeout workflows including commissioning, warranty documentation, and occupancy approvals.

Other

Perform other duties and responsibilities as required or requested by management.

Periodic Travel Required.

Qualifications

Preferred: Bachelor’s degree in Construction Management, Architecture, Engineering, or a related discipline.

Minimum 5+ years of experience in construction or development oversight, with a strong preference for experience in multifamily, student housing, hospitality, or mixed-use development.

Proficient in managing construction managers, general contractors, and consultant teams.

Strong working knowledge of construction practices, codes, and permitting processes.

Proficiency in construction technology platforms.

Impeccable integrity with desire to succeed in a high growth / changing environment.
